Job Description
We’re looking for a driven and experienced Project Manager with 5–10+ years in commercial or multi-family construction. Our client is a reputable general contractor that has steadily expanded its New Jersey division over the past five years and is now seeking a key addition to support continued growth.
The ideal candidate has led projects from preconstruction through closeout, is highly organized, and excels at managing budgets, schedules, and subcontractors.
Responsibilities
- Serve as a key point of contact with clients, design teams, and subcontractors, demonstrating strong written and verbal communication skills and a professional presence in all interactions.
- Collaborate with the Superintendent and Safety team to develop, implement, and enforce the Project-Specific Safety Plan.
- Respond promptly to any onsite incidents or safety issues, demonstrating a leadership commitment to maintaining a safe work environment.
- Translate cost estimates into comprehensive construction budgets and manage all revisions with input from the Construction Manager and Project Director.
- Manage full trade buyout processes for labor, materials, and equipment, including insurance and CCIP coordination.
- Draft, review, and execute subcontracts and purchase orders; collaborate with the Project Director on any subcontract modifications.
- Work closely with the Project Director and Estimating to align logistics, phasing, and budget with the construction approach and schedule.
- Develop, maintain, and communicate the master project schedule and oversee its successful implementation.
- Facilitate on-time or early delivery of all project phases and components in line with the Superintendent’s production plan.
- Ensure timely processing of RFIs, change orders, 3-week look-ahead schedules, submittals, procurement tracking, and other project reporting.
- Manage core project operations including budget tracking, daily reporting, and site supply oversight.
- Instill a proactive, high-energy approach across internal and external teams to keep projects on or ahead of schedule.
- Monitor construction progress and trade performance to ensure project delivery within contract timelines.
- Cultivate and maintain strong working relationships with subcontractors and vendors.
- Prepare and present monthly Project Status Reports for leadership and stakeholders.
- Review and approve subcontractor pay applications, including second-tier vendor payments and joint checks when applicable.
- Manage all project-related invoice review, approval, and reconciliation.
- Supervise the PE/APM in the timely submission of submittals and required documentation.
- Oversee and drive the final closeout process including documentation, punch list, and final billing.
- Review and approve subcontractor invoices and support billing workflows.
- Provide guidance and support to field staff throughout the project lifecycle.
Qualifications
- A bachelor’s degree in construction management, civil engineering, architectural engineering, or a related field is preferred; equivalent industry experience may also be considered.
- Minimum of 5 years’ experience as a Project Manager, or 5–10 years of progressive experience in the construction industry.
- Proven expertise in project scheduling, procurement, cost control, budgeting, financial reporting, and client relationship management.
- Strong interpersonal and communication skills - both written and verbal - with a demonstrated ability to lead teams and stay organized in fast-paced environments.
- Skilled at reading and interpreting construction documents, drawings, scopes of work, specifications, and detailed project schedules.
- Proficient in scheduling and project management software, including Primavera (P6), Procore, TimberScan, Microsoft Excel, Word, and other PC-based tools.
- OSHA 30-Hour Certification preferred.
- Proficient in the full Microsoft Office Suite.
- LEED experience or accreditation is a plus.
