They are currently seeking a Senior Director, Capital Projects, with immediate hiring based in Dallas or remotely in the Washington DC Area with heavier travel required by virtue of spending time in Dallas and visiting assets. The role reports to the Vice President, Capital Projects, based in the Washington DC Area and interacts heavily with Investment and Capital Teams in Dallas.

Job Scope

The Senior Director, Capital Projects will serve as the strategic and operational lead for capital planning and execution within a newly launched investment fund comprising 50+ stabilized assets across the U.S., with growth expected to 80+ assets in the near term. The role sits at the intersection of investment strategy, project execution, governance and requires a candidate capable of navigating both frontline complexity and executive-level scrutiny. This is a new position created in response to the increasing demands of institutional investors, the complexity of inherited asset conditions, and the need for a more refined and standardized capital discipline framework. The individual will report directly to the Vice President, Capital Projects and will own the full capital lifecycle for the fund. This includes triage and scoping of all capital projects nationally, through budgeting and vendor management, to execution oversight and reporting. While initially focused on the new Fund, this role has a high ceiling for growth with potential to absorb additional duties across broader capital initiatives, including due diligence and capital underwriting for all senior housing acquisitions with a full team of direct reports. The successful candidate will bring a blend of institutional acumen and entrepreneurial grit, capable of thriving in a high-growth, execution-heavy environment where ambiguity is the norm and the pace is relentless. While specific career paths may vary, the candidate must demonstrate a clear trajectory of increasing ownership in capital planning, project execution, and team leadership across real estate investments. A previous role or role(s) in the general contracting industry will also be considered as applicable for the execution and cost components of this job when paired with subsequent real estate experience.

Key Accountabilities

  • Serving as the accountable leader for the ~$50m capital budget and execution oversight for a growing portfolio of 50–80+ assets within the private equity fund structure nationally.
  • Translating property condition reports, seller repairs, and internal assessments into clear, prioritized capex programs with an emphasis on cost discipline, efficiency, and timing.
  • Ensuring capital projects meet fund criteria (e.g. occupancy thresholds, limited capex intensity) and remain within tight thresholds to avoid triggering capital calls—while managing against reputational and investor risk.
  • Acting as the primary point of interface between Regional Project Managers, the Capital Team, and operator teams to coordinate execution and troubleshoot project issues.
  • Vetting scopes of work, challenging vendor pricing, and enforcing cost transparency (labor, materials, markup) with a focus on value engineering and procurement rigor.
  • Prioritizing emergency repairs, life safety items, and Lender deficiency requirements, while concurrently managing longer-fuse facade, MEP, and structural upgrades where value-minded cost discipline is critical.
  • Owning the budgetary approval process for all fund-related capital spending in coordination with the Asset Management Team.
  • Leading the capital underwriting, scoping, and transition planning for incoming fund acquisitions—including integration of PCAs and third-party assessments.
  • Partnering with the investment and diligence teams to assess deal-level exposure, timing, and capex risks.
  • Supporting asset disposition planning and capital forecasting for short term “hold” assets.
  • Standing up repeatable capital review and approval processes for fund-level assets.
  • Serving as the initial leader for any due diligence or capital hires aligned to the fund, with the potential to building a team of directors or senior PMs over time.
  • Building out documentation, reporting, and workflow models as the business unit grows.
  • Acting as the central point of contact for fund-level capital reporting—ensuring transparency and clarity in communication with senior leaders and institutional investors.
  • Presenting capex performance updates for investor relations or asset management reviews as required.
  • Navigating ambiguity and responding to executive scrutiny with professionalism, polish, and resilience. This includes the ability to remain solution-oriented, accept criticism, and be accountable for outcomes when things don’t go perfectly.
  • Supporting adjacent initiatives including latent defect management, warranty claims, and remediation efforts.
  • Assisting with operator-led improvement requests, evaluating urgency, necessity, and budget alignment.
  • Stepping into broader investment due diligence roles if scope permits, serving as a utility player across the capital organization.

Required Skills, Qualifications and Motivations

  • 10+ years of progressive experience in some combination of general contracting, capital projects, construction management, asset management, and real estate private equity, ideally with exposure to multi-site portfolios in multifamily, senior living, OPM, etc.
  • Demonstrated ability to work in a scrappy, high-growth environment, where roles evolve quickly and leadership is earned through successful execution, not with titles.
  • Proven track record of managing complex, multi-asset capital programs from planning through to execution.
  • Experience interacting with institutional investors, asset managers, and joint venture partners.
  • Strong exposure to vendor negotiation, cost vetting, pricing transparency and disciplined procurement.
  • A hands-on, high-output approach to have immediate impact while building scalable processes and systems.
  • Comfortable in ambiguous, white-space roles without step-by-step direction; thriving to figure things out.
  • Capable of navigating executive scrutiny and maintaining composure under pressure.
  • Demonstrates high emotional intelligence, strong interpersonal influence and clarity of thought.

Reporting Relationships and Operations

The Senior Director, Capital Projects, reports directly to the VP of Capital Projects and will be located in Welltower’s headquarters in Dallas (preferred) with potential to be in the Washington DC Area (with additional travel). An opportunity to grow a team over time. Travel between 30-50% (up to 70% if located outside of Dallas) to national properties. Heavy interaction with operators, vendors, capital team members, investors, senior Welltower executives and board members.
